What a flooring estimate must include
Measured area plus a stated waste factor
Straight-lay plank wastes 8 to 10 percent in cuts and culls, and a diagonal or herringbone layout pushes 15 percent or more. Show the room measurement and the waste separately. The client sees why 1,200 sf of rooms needs 1,320 sf of material, and pattern upgrades reprice themselves.
Floor prep with unit prices, not promises
Leveler runs about $28.50 a bag and a wavy slab can drink a pallet. Include a written prep allowance, so many bags or hours, with a unit price past it. Flatness specs for plank flooring are real, commonly 3/16 inch over 10 feet, and the subfloor decides whether you meet them.
Tear-out and disposal as their own lines
Pulling glued-down vinyl is a different day than lifting floating laminate, and tack strip, staples, and haul-off all take time. Price tear-out by the square foot per existing floor type. Disposal fees are real and rising, and burying them in the install rate hides your actual costs from you.
Stairs by the tread, never by the sf
A staircase is 14 small custom jobs. Each tread means cuts, glue, nosing, and fitting, and stair nose molding alone is about $14.75 per lf against $0.87 for quarter round. Price stairs per tread and keep them out of the square-foot pool entirely.
Moisture and acclimation on the record
Concrete subfloors need a moisture test before anything goes down, and wood flooring needs days on site to acclimate. Put both on the estimate with the spec you are testing to. When a slab fails the test, the mitigation or barrier line is a change order you already predicted.
Exclusions, expiration, and extras
Exclude subfloor structural repair, moisture mitigation beyond the stated barrier, and moving pianos or aquariums. Note furniture moving and appliance disconnects as included or priced. Hold the price 30 days, and route added rooms and pattern changes through signed change orders.

One waste number for every layout
Straight lay in big rooms wastes 8 percent. Herringbone in a hallway can waste 15 to 20. Quoting the low number and installing the pattern means buying boxes at retail mid-job. Tie the waste factor to the layout on the estimate.
