How to measure for flooring work
Go room by room
Length times width for each space, closets included, then add them all. Do not measure the whole house footprint and call it done, because hallways, pantries and closet returns hide 5 to 10 percent of the real area.
Map the transitions
Count every doorway where the new floor meets tile, carpet or a different height. Each one needs a transition strip at about $5.60 per linear foot in material, and door jambs get undercut so the plank slides beneath.
Match waste to the layout
Straight lay in square rooms wastes about 10 percent. Diagonal runs, herringbone, and narrow halls that force lengthwise rips push waste to 15 percent or more, so bump the order before the pattern conversation, not after.
Straightedge the subfloor
Drag a 10 foot straightedge across the room and mark anything past 3/16 inch of gap or hump. Every mark is grinding or leveler, and finding them at measure time instead of install day keeps the prep money in the bid.

Cost factors in flooring work
Subfloor condition
Flat and dry is cheap. Humps, dips and squeaks mean grinding, leveler and screws before a single plank clicks, and rotted sections rebuild at $8 to $18 per square foot. Prep is the swing item in every flooring bid.
Plank grade
Wear layer thickness drives plank pricing more than looks do. Builder-grade 12 mil sits near the bottom of the $2.50 to $3.85 band, while 20 and 22 mil commercial-rated product with attached pad presses past the top of it.
Layout and pattern
Long straight rooms install fast. Herringbone roughly doubles the cut count, and every angled wall, island and floor vent adds scribe time. The pattern the client saw online is a labor decision, not just a style one.
Floating versus glue-down
Click-lock floating is the baseline here. Glue-down adds adhesive at about $42 a pail plus spread time, but it is the right call in big open commercial runs where floating floors drum underfoot.
Stairs and details
A flight of stairs can take as long as a whole bedroom, with stair nose at $14.75 per linear foot and a custom cut on every tread. Flush-mount vents, curved landings and open risers all bill as detail work.
