How to measure for drywall work
Measure the walls
Room perimeter times wall height, room by room. A 12 by 12 room with 8 foot ceilings is 48 feet of perimeter times 8, so 384 square feet of wall board before the ceiling.
Add the ceilings
Flat ceilings are simply the floor area, so that 12 by 12 room adds 144 square feet and lands at 528 total. Vaulted ceilings need the true sloped area, which is the flat area divided by the cosine of the pitch, or just measured along the rafters.
Do not subtract small openings
Leave standard doors and windows in the count. The scrap from a cutout is mostly unusable and the extra finishing at every opening eats the difference. Take out only garage doors and openings larger than a sheet.
Note the board types
Moisture-resistant board for baths, type X where fire code demands it, cement board behind tile. Each carries a different sheet price, so mark which rooms need which before the material order.

Cost factors in drywall work
Finish level
Level 4 is the standard behind flat and eggshell paint. Level 5 skim for gloss paint or raking light adds $0.50 to $0.75 per square foot, and skipping it where a wall of windows hits the surface shows every joint at 4 pm.
Ceiling height and vaults
Work over 9 feet means benches, stilts or scaffold, and vaulted or tray ceilings slow both hanging and taping. Ceiling rates already run $0.50 or more over wall rates before any of that starts.
Board type
Half inch standard is the baseline. Type X for garages and party walls costs about a third more per sheet, moisture-resistant runs $0.79 per square foot, and cement board at $1.38 nearly triples the material line in a shower.
Texture
Spray texture adds around $0.09 per square foot in material plus masking labor, and matching an existing hand texture on a patch is an art that bills accordingly. Smooth-wall regions skip this line entirely.
Job size
A whole-house board job hits a production rhythm that a two-room basement never reaches. Mobilization, setup and cleanup are the same either way, which is why the per-foot price climbs as the job shrinks.

Do you deduct doors and windows from the square footage?
Most hangers do not deduct standard openings. The cutout scrap is rarely reusable, and the labor to cut, fit and finish around an opening costs about what the missing footage saves. Deduct only garage doors and other openings bigger than a full sheet.
