How to estimate framing jobs without lumber prices burning you
Framing is estimated from the plans: take off plate lengths, stud counts at 16 inch centers plus corners and openings, headers, sheathing square footage, and hardware, price the lumber at this week's numbers, add crew-hours at a loaded rate, and divide the total cost by one minus your target margin. Interior wall framing priced this way runs roughly $25 to $35 per linear foot of 8 foot wall. Lumber is a commodity that can move double digits in a quarter, so a framing bid without a price-validity date is a standing offer to lose money.
Step by step
- Take off plates and studs from the plan. For each wall, count one bottom plate and a doubled top plate (three times the wall length in plate stock), then studs at 16 inch centers: length in feet times 0.75, plus one, plus extras for corners, channels at intersections, and trimmers and kings at every opening. A practical shortcut for stud walls is one stud per foot of wall once extras are averaged in. Studs run about $4.20 each and 2x4 plate stock about $0.63 a foot, with pressure treated bottom plates at $1.06 a foot required on concrete.
- Size and count the headers. Every opening needs a header: doubled 2x8 at $1.58 a foot handles most interior spans, while bearing walls step up to 2x10, 2x12, or LVL at $9.65 a foot per the plans or the span tables. Count openings from the plan schedule and price header stock separately from wall stock. Guessing headers small is a correction notice; guessing them big is quiet waste on every opening.
- Take off sheathing and subfloor by the sheet. Exterior walls and roofs take OSB at about $0.73 a square foot or CDX plywood at $1.38, floors take tongue and groove subfloor at $1.28, and coastal or premium jobs may spec ZIP sheathing at $1.58. Divide area by 32 square feet per 4x8 sheet and add 10 percent waste for cuts and culls. Sheathing nails off at a code-defined schedule, so the nail quantity is bigger than intuition says.
- Count the hardware the inspector will look for. Joist hangers at $1.38, hurricane ties at $0.87, strap ties at $2.45, anchor bolts at $1.78, and hold-downs at $26 each are cheap parts with expensive absences, because missing structural hardware fails inspection and stops the job. Take them off from the plan's shear and framing details. Add framing nails at $1.78 a pound and construction adhesive at $5.60 a tube for subfloors.
- Price the lumber package the week you bid. Lumber is a traded commodity: the same stud package can move 20 percent between bid and build. Price from a current supplier quote, put a 30 day validity date on the estimate, and include an escalation clause on jobs that start later. Fixing your sell price while your material cost still floats is the classic framing bankruptcy story.
- Estimate crew-hours from assembly, not optimism. Two framers lay out, plate, stud, and stand about 80 to 120 feet of 8 foot interior wall a day, less with many openings, less again on tall or rake walls. Multiply crew-hours by a loaded rate covering wages, burden, comp (high in framing), nailers, and compressors, commonly $60 to $75. Production framing rates from tract work do not transfer to a one-off remodel with hand-carried lumber.
- Divide by your margin and date the number. Lumber plus hardware plus crew labor equals cost, and the quote is cost divided by (1 minus margin), so a 35 percent margin divides by 0.65. The margin has to carry weather days, a helper's bad week, and the next lumber move, which is why adding 35 percent on top (really a 26 percent margin) is not the same offer. Restate the 30 day validity in the closing paragraph so the customer sees it twice.
- Write scope boundaries and send the bid quickly. State what framing includes and where it stops: blocking, backing, and stair framing in or out, steel or engineered beams supplied by whom, and craning if any. Exclude engineering, permits unless you pull them, and fixing prior out-of-level conditions beyond a stated shim allowance. Then send the line-item bid the same day; GCs fill their sub slots in the order the credible numbers arrive.
The framing bid formula
(Stud count times stud price) plus plate footage, headers, sheathing sheets with 10 percent waste, and hardware equals the lumber package; crew-hours times the loaded rate equals labor; bid equals (package plus labor) divided by (1 minus margin). Divide by 0.65 for 35 percent margin, and resist the multiply shortcut: 1.35 times cost prices the job 7 percent cheaper and earns 26 percent, because markup percentages compute on cost while margin computes on the bid. On commodity lumber, also date the bid, since the formula is only as good as this week's prices.
Framing 120 feet of 8 foot basement wall: 100 studs at $4.20 is $420 (16 inch centers plus corners, tees, and openings), a pressure treated bottom plate at $1.06 a foot is $127.20, a doubled top plate of 240 feet of 2x4 at $0.63 is $151.20, 20 pounds of framing nails at $1.78 is $35.60, and six tubes of construction adhesive at $5.60 is $33.60. The lumber package totals about $768. Two framers handle it in a day and a half, 24 crew-hours, and at a $65 loaded rate labor is $1,560. Job cost comes to $2,328. Divide by 0.65 for a 35 percent margin and the bid is $3,582, call it $3,580, right around $30 a linear foot.

Lumber market timing
Framing lumber prices swing with futures markets, and a 20 percent move between bid and purchase is not rare. A 30 day price validity line and an escalation clause for delayed starts are standard self-defense. Never hold a framing price open indefinitely.
Wall height and complexity
Tall walls, rake walls, curved walls, and balloon-framed sections need staging, engineered studs, and slower layout. A 12 foot wall is more than 1.5 times the labor of an 8 foot wall of the same length. Count the plan's wall types separately instead of averaging.
Engineered members and point loads
LVL at $9.65 a foot, glulam at $18, and PSL columns at $12.50 concentrate cost fast, and they often arrive on the engineer's schedule, not yours. Beam pockets, hold-downs at $26, and temporary shoring add hours around every big member. Price engineered lumber from the structural plan, never from habit.
Remodel versus new framing
Tying into existing out-of-level structure, working around live loads, shoring, and selective demolition make remodel framing slower per foot than new work by a third or more. Discovery is constant: what the old framing actually is only becomes clear when it is open. A concealed-conditions clause plus unit pricing for sistering and repairs is essential.
Inspection and hardware schedules
Framing inspections check nailing schedules, hardware placement, fire blocking, and notching and boring limits, and a correction list stalls every following trade. The hardware takeoff and the blocking hours belong in the bid. Passing rough inspection on the first visit is a scheduling asset worth pricing for.
